Maintenance Team Leader

Salary: SO2 (£36,376 – £38,221)

The City of Lincoln council’s Housing Repairs Service (HRS) is looking for an approachable, trusted and innovative individual for the position of Maintenance Team Leader within the Housing Repairs Service to support the delivery of maintenance and repairs within our housing stock throughout the City of Lincoln.

Key responsibilities:

– Effectively supervise, plan, organise, deploy and control a team employed on repairs and maintenance to ensure the provision of a lean and efficient service which offers value for money.

– To be actively involved in continuously assessing at the point of contact with the customer the quality of delivery of the service through reinforcing and encouraging expected behaviours from the operatives and solving operational problems which are referred to the post holder.

– To continuously work to improve the service through adopting lean systems principles, tools and techniques.

– Accurately assess, specify and value the extent of the work to be undertaken through a comprehensive inspection process as necessary, in full compliance with budgetary and policy constraints, the relevant contract terms, conditions and specification including all materials and plant required.

– To act as the nominated person on behalf of HRS along with supporting our Maintenance & Investment Service when required to manage and ensure all auditable / compliance work such as BM-TRADA, FENSA and NICEIC records are kept in an auditable manner.

The successful candidate will be able to demonstrate:

– Experience of supervising / managing a team and embedding / driving a culture of continuous improvement. Ensuring compliance with Human Resources policies and procedures e.g. absence management, recruitment and selection, investigations and co-operating with disciplinary and grievance matters as required.

– Experience of identifying and implementing initiatives to promote positive tenant participation.

– Ability to develop and maintain constructive working relationships across teams.

– Experience of quality control and checking service provision.

– Experience of controlling expenditure in accordance with budgetary constraints.

– Flexibility to work outside contractual hours on occasions.

– HNC in building construction or equivalent.
