We are looking for an experienced, forward thinking Responsive Repairs and Maintenance Manager to lead our repairs and maintenance service and ensure our tenants receive an exceptional customer service experience every time.
You will oversee the day to day delivery of responsive repairs, voids and maintenance works across our property portfolio of approximately 5,600 properties and corporate buildings, ensuring services are efficient, customer focused and compliant with legal and safety standards. This is a key leadership role requiring strong technical knowledge, excellent people management skills and the ability to drive performance in a fast paced environment.
Key Responsibilities:-
Lead, motivate and develop a high performing repairs team including operatives and team leaders.
Ensure repairs are completed quickly, safely and cost effectively meeting KPIs and service standards.
Oversee scheduling, workflow management and resource allocation to maximise productivity.
Maintain compliance with health and safety legislation, building regulations and organisational policies.
Resolve complex repair issues and support the delivery of strategies to comply with the requirements of Awaab’s Law.
Monitor budgets, contracts, customer satisfaction, implementing improvements where needed.
Manage the voids process ensuring turnaround times are kept to a minimum and in line with KPIs.
Manage the 24/7 emergency repairs service arrangements.
You will bring:
Proven experience managing responsive repairs or maintenance services within a social housing, local authority or a similar environment.
Strong leadership and communication skills with the ability to inspire and develop teams.
Technical knowledge of building maintenance, diagnostics and repair standards.
Experience of managing contracts, budgets, KPIs and compliance frameworks.
A customer focused mindset with a commitment to delivering excellent tenant experiences.
